Profitus Investor Activity Reaches Record Levels: Real Estate Projects Funded Within Minutes or Hours

The pace of real estate financing accelerated significantly in May, with the majority of investment opportunities published on the Profitus platform attracting investor funding in less than 24 hours.

According to data from the crowdfunding platform Profitus, 29 out of 31 funded projects were fully financed within a day. Nine projects secured funding in less than an hour, while another six were funded in approximately one hour.

Among the fastest-funded projects in May were several that attracted investor capital within just a few minutes. For example, two projects in Riga were fully funded in only 2 and 3 minutes, respectively.

“May’s statistics reflect exceptionally strong investor activity. We are seeing that high-quality real estate projects can attract funding much faster than before - in some cases, only a few hours or even minutes are needed. Such speed demonstrates not only strong investor interest but also that crowdfunding is becoming an increasingly efficient capital-raising tool for real estate developers,” says Miglė Grybinienė, Head of Marketing at Profitus.

According to Grybinienė, it is important to note that not only smaller projects are being funded rapidly. For example, the largest project funded in May to date - Kalpaka Apartamentai in Liepāja, valued at EUR 625,000 - was fully funded within 19 hours. Meanwhile, a EUR 400,000 project in Vilnius secured funding within 21 hours, while several projects valued at EUR 200,000 were fully funded in less than an hour.

The overall monthly statistics also reflect exceptionally high investor activity. By the 20th of the month, investors had already funded EUR 4.9 million through Profitus, while the number of investments exceeded 7,500.

Growing Focus on the Entire Baltic Region

According to Grybinienė, investor interest in May extended beyond Lithuania, with projects in Latvia and Estonia also attracting significant attention - from Vilnius, Kaunas, and Druskininkai to Riga, Liepāja, and Pärnu.

The largest share of the funded amount consists of real estate development projects, although investors are also actively choosing projects related to property acquisition, refinancing, and working capital financing.

“Just a few years ago, investors tended to prefer projects in their own country. Today, however, we see considerably higher activity across the entire Baltic region. Investors increasingly evaluate projects in Vilnius, Riga, or Pärnu based on the same criteria rather than their location. Project quality, a clear structure, and an understandable return on investment have become the key factors,” says Grybinienė.

In May, Profitus financed both more conservative projects and those offering higher returns. Interest rates ranged from 7% to 12%, while the average monthly return for investors reached 9.16%.
