A new prestigious district is emerging on the map of Vilnius

Let us look at the map of Vilnius' development over the past few decades. Žirmūnai, Šeškinė, Fabijoniškės, later – Šnipiškės and Naujamiestis. The city consistently expanded to the north and west. The southern direction long remained on the sidelines – not because there was a lack of space or because it was unattractive, but because of the railway, which acted as a clear urban and psychological boundary.

Today, this boundary is disappearing. Vilnius City Municipality is purposefully undertaking the conversion of the station district, the design contract for “Vilnius Connect” has been signed with the “Zaha Hadid Architects” studio, and new residential and conversion projects are appearing one after another in the surrounding quarters. Every few years, a similar shift takes place in every growing city – and each time it means the same thing: a district that was previously spoken about cautiously becomes a prestigious address within a few years.

“The city centre is gradually and purposefully moving across the railway tracks. When such urban conversions take place, the trend is similar – first the district is discovered by artists and small businesses, then infrastructure and new projects appear, and only afterwards does everyone start talking about the district. We saw the potential of this location several years ago, because the best investment is made when others do not yet see it,” says Šarūnas Tarutis, CEO of “Citus”.

Closer than Žvėrynas or Antakalnis, only with the tranquillity of Valakampiai

The most interesting part of this change is purely geographical. From Tyzenhauzų Street to the Gate of Dawn it is 850 metres, or a ten-minute walk. This is closer to the Old Town than Žvėrynas or Antakalnis – districts whose prestige in Vilnius is unquestioned.

The only difference is that the status of Žvėrynas and Antakalnis was established decades ago, while the southern approach to the Old Town is only now acquiring this status. For a buyer, this means one simple thing: the same location advantages, but a different price category and potential for value growth.

In addition, most prestigious projects being developed near the centre are located by busy streets. Tyzenhauzų Street has low traffic intensity, with mature greenery that has grown over decades and a hillside against which the quarter nestles. The surroundings are more reminiscent of Valakampiai than the city centre, even though Town Hall is a twenty-minute walk away.

The choice of experienced investors

The actions of experienced real estate market players also confirm that this location offers not only quality of life but also strong investment potential. Viktorija Čijunskytė, founder of the investment platform “Profitus”, has purchased more than one home in this project.

“This project attracted me because of its location. There is plenty of greenery around, yet the Old Town is only a few steps away. The architecture of the building and the enclosed courtyard also made a strong impression. I purchased several homes here because I value the excellent price-to-value ratio – this is an investment with a clear outlook,” says V. Čijunskytė.

The real estate rule: why the greatest profits go not to those who follow trends

There is a rule in the real estate market that has already been confirmed by the conversions of Šnipiškės, Naujamiestis and Paupys: the greatest increase in value goes to those who enter a district one stage earlier. When a location becomes universally fashionable, part of its future value is already priced in.

That is precisely why the fact that around 40% of the homes in the “CITUS Tyzenhauz” project have already been sold sends a clear signal to the market. Buyers who analyse city development maps and infrastructure plans have already made their choice.

“A buyer in the prestigious segment rarely chooses emotionally. They assess the city's master plan, surrounding investments and what this location will look like in five years. The fact that almost half of the homes find their owners even before the district is discovered by the masses is the strongest proof that buyers see the long-term potential of this location,” says Š. Tarutis.

Neighbouring the Old Town without nighttime noise and the struggle for a parking space

Living in the Old Town comes with a price that is rarely mentioned in brochures: flows of tourists in the courtyard, nightlife from bars beneath the windows, streets closed during the Kaziukas Fair, and a constant struggle for a parking space. Added to this are the technical limitations of older construction – energy efficiency, ventilation, ageing utility systems.

“CITUS Tyzenhauz” offers a different combination: five buildings form an enclosed courtyard that serves as a private retreat. The courtyard has been designed to follow the natural terrain, with a waterfall, a viewing platform and abundant landscaping. Some of the apartments in the project are arranged over two floors, with separate entrances, terraces and high ceilings.

History shows that urban conversions and the emergence of new prestigious locations in the capital take place in waves. Those who are able to see the city's future through architectural solutions and development plans ultimately gain the most. In the case of “CITUS Tyzenhauz”, the 40% of transactions already concluded shows that the train of the capital's latest conversion stage has already started moving – and the first to secure a place on it are those who can see at least several moves ahead.
