Crowdfunding Is Changing the Rules of the Real Estate Market: Developers Are Securing Funding at Record Speed
A new trend is emerging in the real estate project financing market – developers' expectations are changing. While financing processes lasting several months were once considered standard practice, an increasing number of market participants are now looking for ways to raise the required capital much faster. In today's active market, financing speed is increasingly becoming a decisive factor in a project's success.
According to Rokas Rakauskas, Head of Sales at PROFITUS, these changes are primarily driven by evolving market conditions and the accelerating pace of real estate development.
"The market remains highly active, with a significant number of property transactions taking place. As a result, the speed of financing often determines who secures an attractive property. At the same time, the pace of real estate development today is considerably faster than it was just a few years ago. Projects are being developed and sold more dynamically, meaning financing must keep up with this pace," says R. Rakauskas.
According to him, this is precisely why financing solutions that enable developers to respond more quickly to emerging opportunities are receiving increasing attention.
"With traditional financial institutions, developers may sometimes wait up to three months just to receive a financing offer. In the real estate market, this can be a significant amount of time, especially when competing for attractive investment opportunities. For this reason, we are seeing more and more developers turning to crowdfunding. In such cases, the entire process—from the initial contact to the disbursement of funds – can take around two weeks, allowing businesses to make faster decisions and seize opportunities as they arise," explains R. Rakauskas.
Flexibility Is Becoming Increasingly Important
However, the speed of obtaining financing is not the only factor that matters to real estate developers. Antanas Gedvilas, CEO of residential real estate development company DNT Solutions, notes that flexibility is becoming just as important in practice, allowing financing to be adapted to the actual progress of a project and changing financing needs. Stage-by-stage financing is particularly valuable when developing larger projects.
"During project development, financing needs do not always match the original plan. Some stages require more capital, while others require less, so having the flexibility to adjust is essential. Our experience shows that when financing can be raised quickly according to the project's actual needs, it becomes much easier to plan the next stages of development and make decisions based on the current situation," says A. Gedvilas.
Darius Morkūnas, Partner at real estate development company Lorus Group, adds that when evaluating financing solutions for larger projects, it is not only the availability or speed of capital that matters, but also the amount of organisational resources required throughout the financing process.
"Developing a project involves coordinating a wide range of activities – from design and construction to sales and partner relationships. That's why it's important for us to work with a financial partner who looks beyond financial metrics and understands the realities of project development.
We value not only favourable financing terms but also a partner's ability to focus on the key aspects of the project. When the most important issues are assessed and agreed upon in advance, both parties can concentrate on delivering the project. In larger developments, it's especially important that the team's attention remains focused on the project itself rather than excessive administrative procedures. This kind of constructive, solution-oriented cooperation is something we highly appreciate," says D. Morkūnas.
Projects Are Being Funded at Record Speed
Recent figures show that capital for projects on the PROFITUS platform is being raised at a record pace. According to PROFITUS data for May, 29 out of 31 financed projects reached full funding in less than 24 hours. Nine projects attracted all required investor funds in under one hour, while another six were fully funded in approximately one hour.
In some cases, the pace was even more impressive, with certain projects raising the entire required amount in just a matter of minutes.
Throughout May, investors raised nearly EUR 9 million through the PROFITUS platform, while the total number of investments exceeded 7,500.
